Rent a Phuket house. How much does it cost to rent a villa in Thailand? Detached house or villa

In total, I have been living in Phuket for more than three years and during this time I have lived in almost every area of the island. In this article, I will share my own experience in renting housing in Phuket: where is the best place to live and why, the pros and cons of different areas of Phuket, prices for rental housing and the cost of living in different areas. At the end of the article there will be a list of resources where you can book accommodation in Phuket or ask the price.

General information on rental housing

  • Phuket province is considered the most expensive region in Thailand;
  • High season is January and February. Expect increased prices during these months and especially around Chinese New Year (late February-early March);
  • Renting housing for long term always cheaper. The cost of rent for six months and a year is usually 20-30% lower;
  • The closer to the sea, the more expensive;
  • If you are able to get around on a bike, then there is no point in overpaying for proximity to the sea. We have instructions;
  • Avoid Russian intermediaries - they raise prices, taking advantage of the fact that their compatriots do not speak English. A Russian intermediary is a guaranteed overpayment;
  • Electricity and water costs may vary slightly across the island;
  • When renting housing, keep in mind that it is away from major roads, schools, and markets. 100 meters from the road is already enough to ensure silence in the house.
  • If you plan to play sports, then we have.

Basically, all the interesting housing in Phuket is located in the western part of the island; exactly on west coast beautiful beaches are concentrated. Driving to these beaches from the east to the west of the island will be problematic, even if you have a bike.

Sometimes, from the photographs on the site it is difficult to get an idea about an apartment or house; if you like something, but you are not sure, then contact the owner or send your friends to investigate. To find out in which area the house you have chosen is located, look at this place through the Google Street View service.

Prices for rental housing in Phuket

On the island you can find housing of all types and categories: modest budget rooms (200-300 baht per day), standard studios in condos, luxury villas and so on. The average price for a good, clean room without a kitchen is 500-700 baht, depending on the area. This price should include cleaning, water and electricity. If you pay daily, then the rental price should be based on the all-inclusive principle. As a guest, you should not be faced with additional costs beyond the stated price. If we are talking about a long-term rental (a month or more), then, as a rule, water and electricity are paid separately in accordance with actual costs. A standard studio in a condo in Kathu or Chalong costs approximately 10 - 15 thousand baht, without utilities, per month. In remote areas western beaches areas such as Phuket Town, the price will be significantly lower.

What kind of housing can you rent in Phuket?

Hotels and guesthouses

The most common type of housing for rent in Phuket are hotels. The level may be different, but they are united by one factor - the presence of a reception. There are very expensive hotels in the premium segment in Phuket, but there are simpler options: two, three or one star. Everything that does not have stars is called guesthouses. As a rule, this type of housing does not have a kitchen, and why do you need one if you have come to relax at sea for a couple of weeks? Hotels and guesthouses, in my opinion, are not suitable for long-term accommodation. Many hotels are located in picturesque, quiet places, they may have a gym and a swimming pool. It is better to search for hotels through the RoomGuru service. It scans more than a dozen major portals such as Booking.com, Agoda and Hotels.com. As a result, it gives the lowest price.

Detached house or villa

In Phuket you can rent a separate house. The level may also be different. Anything that has a swimming pool or claims to be in the luxury segment can be called a villa. In Phuket there are several large cottage villages with standard townhouses; many Thais rent out housing there. There are detached houses in non-tourist quiet places. In general, housing in Phuket that is rented through online services usually makes a good impression. The Thais know what cleanliness and comfort are, unlike the Indians.

Many nice villas located in quiet areas of Phuket: Nai Harn and Nai Thon.

Apartment in a condo

A very popular type of housing among long-livers is a condominium - an apartment building. Condo is a feature of Thailand that is not, for example, among the offers for. Apartments in such a house are small comfortable studios of 33-35 m2 (maybe more). A small living room combined with a kitchen and a separate room with a bedroom.

Such a condo may have a swimming pool and a small gym and common areas: lobby, chill-out, library, children's room. The easiest way to rent an apartment in a condo is through a service like Airbnb.com (if you book using this link, you will get a 2,100 ruble discount). Depending on the area, the price may fluctuate, but the average price for renting an apartment in a condo is 10-15 thousand baht per month without electricity and water.

If you are looking for a condo apartment for a month or more, then the best option will look for housing through Airbnb service. In this service, housing is rented out by private individuals and, as a rule, by owners. Before you book accommodation there, you can ask all the necessary questions to the owner. You can also bargain and bring down the price.

Patong

Patong Beach is the best tourist place in Phuket. Due to its high popularity, there are many offers of private housing and hotels. Most package tours include accommodation in Patong. Many people compare Patong with Pattaya: the same dirty beach and noisy nightlife. If bars and parties are your priority, then you should look for accommodation here.

Let's look at the map of Patong (by the way, by clicking you can see current prices for housing). This map shows mainly hotels, but you can get an idea of the price level from it. If you are looking for an apartment for a long term, then check out the apartment rental service from the owners Airbnb.com. This service eliminates intermediaries; you will communicate directly with the owner of the apartment. By the way, following the link there will be a discount of 2100 rubles.

Patong consists of four parallel streets, with very dense traffic, especially during rush hours in high season. In Patong, you can rent accommodation of any level: from luxury villas to budget guesthouses. Prices in Patong are different: depending on the level of housing and distance from the beach. I am sure that you can find absolutely everything in Patong. The quiet areas of Patong are its outskirts; the further from the center, the quieter it is. This is where you should look for accommodation if you plan to stay in Patong for a long time.

Karon, Kata

These two villages are separated only different beaches, driving along which you will not notice where one administrative entity ended and another began. In my opinion, Karon and Kata - perfect place for housing, with the caveat that you need to settle closer to the mountains and away from the beach. From Karon/Kata it is very convenient to get to any part of the island. Along the coastal part of these two villages there is perhaps the only pedestrian promenade where you can walk or run. Yes, it runs along the road and is a sidewalk, but there are no other sidewalks like this along the coast in Phuket. Along the mountains there are many properties for rent: villas, condos, bungalows. Enlarge the map and see current prices.

Everything that is to the right of the road Patak Road, ideal for living. Take a closer look at Patak Soi.

Karon and Kata have beautiful beaches with clean sand and turquoise water. If you want noise and action, then Patong is 5 minutes by bike. In addition, Karon has its own bar street (its mini version).

A very interesting area south of Kata (Kata Noi) This is quiet corner With nice beach, which, in my opinion, is suitable for a short two-week holiday.

Nai Harn, Rawai

Nai Harn - great place for life: this area is not crowded and at the same time, it has everything. Prices are moderate and the beach is good. There are not many hotels, but in high season, as elsewhere, there will be significantly more tourists. If you are planning to rent a house in Nai Harn or Rawai, you should keep in mind that the beach is somewhat remote from the village. Look at the map of Nai Harn.

Any housing in Phuket that is not in close proximity to a major road is suitable for living. If you like silence, then look for houses that end in dead-end streets. In the area Nai Harn there is a picturesque lake and a Buddhist temple.

Kathu

Kathu is an area of Phuket that is located in the middle of the island but close to Patong. Katu is the choice of sophisticated long-livers who value silence and do not want to overpay for proximity to the sea. The Kathu area is connected to Patong by a wide road, and you can easily reach it by bike in 5-10 minutes. Prices for accommodation and food in Kathu are lower, but the quality is higher, since this area is not a tourist area. There are several nice condos in the Kathu area, as well as many detached houses available for rent.

The municipal area of Kathu is one of the cleanest and most comfortable, and besides, it is not densely populated and not touristic. If you don’t mind riding a bike 10 minutes to the sea and you plan to live in Phuket for a long time, then it makes sense to take a closer look at Katu.

Katu has good budget condominiums where it is easy to rent an apartment for a month or more. The best ones are: D Condo Mine, D Condo Creek, Plus Condo 1, Plus Condo 2. D Condo has several different buildings that are located at some distance from each other. Please keep this in mind when booking.

Chalong

Chalong is an area that was formed around the Wat Chalong temple. The average price tag for rental housing here is significantly lower due to the location and distance from the sea, as tourists prefer to live in more resort areas. But if the sea is not a priority for you and you are not bothered by proximity to local population, then pay attention to Chalong. It is best to rent a house away from major roads.

There are a lot of fitness clubs and martial arts centers in Chalong where you can learn Thai boxing or other martial arts. There is even a whole street where mainly martial arts schools and gyms are located. It's called Soi Tad-led. This is something like the famous Walking Street or Bangla Road, but instead of bars and clubs there are fitness clubs there.

Nai Thon

The quietest and beautiful beach, In my opinion. There are few hotels, but in fact there are more of them than on this map. You can see the entire list of Nai Thon Beach hotels here

This time we stayed in Phuket for a little over 2 weeks.
During this time, I had the opportunity to live in different parts of the island and in Thai real estate properties of different budgets and classes: in cottages and villas in Phuket.

Baan Armeen Cottage

Budget cottage near the beach Bang Tao, 7 minutes walk to the beach
And although we move around the island by car, the proximity to the main places where we go.....

– beaches of Layan, Bang Tao
– restaurants Pesto, Red Tuna
– Villa Market store
....in my opinion, it is optimal for a normal holiday without the presence of crowds of tourists in the immediate visibility/audibility (no matter what nationality, faith and sexual orientation).

Cozy villa in Phuket – Laguna area (Tang Tao and Laiyang)
The villa has three bedrooms, but since we rented it for three, the third bedroom - which, by the way, is in a separate house - was closed.

A traditional and time-tested project: a villa with the letter “L” in which a fairly large swimming pool is inscribed, and around there are palm trees, flowers and a high fence - so that you cannot see or be seen.
Two Villas Holiday Oriental Style Layan Beach.

As for hearing, it even had some kind of charm: on the contrary, across the rarely traveled road, the builders of the next grandiose project Nikki Beach.
Before the New Year they were pampered, given permission to drink and sing in the evenings.
It was something - as evidenced by the video.

Villa number 13 is one of two with its own independent access from the road.
Gate with remote control.

The central living room and kitchen, 80-100 m2, would have easily accommodated our bodies, but we preferred to sit in the gazebo in the evening, where we drank tea while the water murmured.
I can recommend it - similar to The Residence, but more compact and closer to Layan Beach.

Option 4

A good and unusual project for a large villa with 6 bedrooms.
The richness of the furnishings and equipment is complemented by a deep, full-fledged swimming pool with sea water.
The villa is completely new and we were the first guests of this project.
For free.

Since the villa is a luxury class, there is a chef in the villa who prepares breakfast, lunch, and dinner according to your taste: be it herring under a fur coat or lobster baked with cheese.
Surin Beach is 5 minutes away by car.

The villa is absolutely isolated from the outside world and views: all windows look out onto Bang Tao Bay.

There is a category of tourists who have already outgrown the need to purchase a ticket to travel company and are ready to independently plan and spend their vacation. And therefore, this article will be especially interesting to them, since it touches on such a topic as renting housing in Phuket, subtleties and some tips.

An independent holiday is not only complete freedom and independence, but also a huge responsibility, because you will have to do absolutely everything yourself (booking and renting accommodation, buying air tickets, purchasing insurance, transfers, etc.). Many people believe that if you book an apartment in a condo or a separate house, you will immediately save 15-20%. However, if you approach the issue carelessly, you can, on the contrary, increase the cost of your vacation, since not all offers on the market are economical.

The peculiarity of renting housing in Phuket lies in pricing, which, most likely, will not surprise anyone, since everything is natural.

In the high season (November - April), prices soar and it is unlikely that a discount will be given; in the low season (May - October), they fall by 25–30%, and during New Year's holidays and even more so, you can rent a house for twice the price of a hotel room.

However, there are areas in Phuket where the price does not change, regardless of the time of year, since there is either no sea there, or it is in such a state that God forgives... But you must immediately soberly assess your strength, are you ready to spend at least 40 every day –50 minutes for public transport to get to the sea or is it better to overpay for proximity?

An excellent way out of this situation would be to rent a bike, which will solve all the problems on the road and open up to you the wonderful world of distant Phuket, which cannot be reached by bus or songthaew.

What to check when renting housing

Naturally, there is a certain short list of questions that simply must be asked to the owner of the property (if the rental goes through him) or to an intermediary (realtor). Be sure to ask:

  • what is the price for a month (two, three), are there any discounts for long-term rentals and their size, and what about the discount regular customers(who knows, maybe wintering in warm country will become a tradition);
  • is there a deposit, its size and return procedure;
  • how much do utilities cost (for reference, in Thailand electricity costs 4 baht per unit, and many enterprising condominium owners double the fee);
  • about the availability of additional options that need to be paid in addition to the rent;
  • is there hot water in the apartment;
  • Is the Internet connected to the apartment (house, apartment) and if not, how can you get it yourself (this is a completely normal situation for Thailand, when tourists provide the Internet themselves).

Is there a rental agreement or contract (it is desirable that there is one, otherwise try and prove later that you are not a camel).

By the way, if the owner of the property inflates the price of paying for utilities, do not be afraid to bargain, you can reduce either the price of rent or payment of utilities.

Which websites to look for an apartment on?

The concept of a housing rental agency in Thailand in Phuket is not entirely correct, since those who come for several months do not need their services (it is cheaper to walk through the condominiums yourself and talk on the spot than to contact an agency).

If you plan to rent real estate in Phuket in advance, it is better to do this through Internet sites, fortunately there are now a huge number of them and everyone fights for their client in different ways.

By the way, regarding the last option, we have reached an agreement with this company, about a discount - more details at the end of the article.

What can you rent in Phuket

The island's housing market is saturated and here everyone will find something that suits them.

  1. The most economical option is condominiums, this is a kind of closed area in which apartments or apartments are rented (cooperative, in our opinion). You can enter the condo area only if you have a guest card, so you don’t have to worry about strangers getting in here.
  2. A more expensive option is a house. Houses in Phuket are varied, from one-story one-room houses to two and even three-story houses.
  3. The most expensive option is a villa. It differs from a house in having more rooms and is suitable for joint rent by several families or people.

By the way, many condominiums do not allow pets, so if you want to travel with a pet, check this question before booking.

Search for housing by area

In this section, we invite you to independently compare the currently available offers (prices are indicated in rubles).

Condominiums in Kathu

We are starting with a small selection of condominiums scattered throughout the areas.

So, Kathu area. Kata should not be confused with, as these are two different areas. Katy is located east of Patong, in the very center of the island and is a standard Thai town, without access to the sea. That is why it is relatively low prices both in season and out of season.

On Kathu there are several relatively large supermarkets, several Seven Elevons, markets, the prices of which compare favorably with coastal tourist markets. Nightlife there is absolutely none here, and the sea is about 25 minutes by bus. It's all about the bike.

  1. Dcondo is a pretty good condominium, or as they call themselves, an aparthotel. There is a swimming pool and gym on site. No internet. Do they offer one and two bedroom apartments? which have all the amenities. This is a kind of economy option. Prices here start from 10 thousand baht per month.
  2. Plus Condominium is not one condo, but a network of two. Number one does not have a pool, but the prices are lower here. The second has a separate small pool, due to which the cost almost doubles. Plus Condominium 2.
    The location is good in terms of the view of the mountains that opens from the window. The set of apartments and apartments is standard. Prices: in the first from 8 thousand baht per month, in the second from 14 thousand baht.
  3. Istay Phuket The Scene is the most convenient location for this condo, due to the fact that it is located on the road leading to Phuket town. There is a swimming pool and internet on site. They offer a choice of apartments or apartments. Prices here start from 13 thousand baht per month.
  4. Royal Place Condominium - Not really new condominium, with acceptable infrastructure and prices (12–14 thousand baht per month). There is a swimming pool on site. Internet paid (100 baht per day).

Condo in Phuket Town

The best option for a non-tourist city of all is Phuket Town. Located in a straight line from here best beach, according to vacationers (if all the reviews that are written on the Internet are true, then this statement cannot be doubted) - Nai Harn.

The Phuket Town area is inexpensive, but there are a huge number of places that you can and should visit. On average, the cost of a month of living in Phuket Town is from 12–15 thousand per month, provided that the condominium has a swimming pool and a gym.

Below we offer the most interesting, in our opinion, offers for condos here:

  1. Sugar Palm Residence (there is a park next to the condo).

Apartments in Patong

It’s not difficult to rent an apartment in Phuket for a month in the most popular area; the main thing is to understand that the price tag here may not be entirely adequate, especially when it comes to the highest season.

For comparison, in June the monthly price is one-room apartment- 12 thousand baht, and in February - 36 thousand baht.

If you are planning not a long-term rental, but a day or two, three days, then the price rises. On average, 1.5 times. That is, if at this price you rented an apartment for a month in the high season, you would end up with not 36 thousand, but 45 thousand.

The main thing is to carefully study the real estate market, and we will help you with this. Below is a list of the most interesting, in our opinion, condominiums (following the links you can also see photos of these proposals):

Budget options in Patong

Prices change from year to year, and what previously cost 5 thousand is already offered for 10. But despite this, we have selected the most suitable for you. budget options, where you can rent housing inexpensively, even in Patong.

Apartments on Karon

Renting apartments in Phuket for a long time in the area is not an easy task, since the place is touristic and large hotel chains are densely located here. However, if you look, you can get a good job here too. Most condominiums are concentrated on the sides of the area and closer to the higher ground, with the most interesting options can be distinguished:

Accommodation on Kata Beach

If you are determined to protect your budget, then Kata Beach is not your option. The entire coast of Kata is dotted with high-class hotels, where if you rent rooms monthly you can simply go broke. There are several condos located in the interior of the area, including:

Accommodation in Naiharn and Rawai

Two beaches that are located not far from each other, but one is considered one of the best in Phuket, and the second is the worst. So, if your budget does not allow you to rent housing near the sea, choose Rawai. It doesn't matter if it's a long or short stay, the cost of housing will be about the same, considering there's a great beach just a short drive away.

Nai Harn

Renting apartments in Phuket in the Nai Harn area, and even on the first line, will cost you no less than 30 thousand per month (this is, if we talk about winter), cheaper in summer.

Rawai

How much will housing cost if you rent it in the Rawai fishing lagoon? From 2.5 thousand baht per day. Well, it will be much cheaper in a month.

Condominiums in Kamala

If all that suits you is renting a house in Phuket, then Kamala is for you. Here you can find great options accommodation on the ground, since the area is not particularly popular with the hotel business. In addition to houses, there are also condominiums and regular apartments.

Apartments in Bangtao

The second option is to search on site. If you prepare well and arrive a week earlier, you can monitor the real estate market on your own. The algorithm is simple:

  • rent an inexpensive hotel for 2–3 days;
  • rent a bike (or just walk);
  • you start walking around the city and paying attention to House for Rent signs;
  • do not forget the private sectors, because there are not always signs, it may also turn out that the owner does not put one up (by the way, this option will be much cheaper);
  • ask in souvenir shops and shops about rent, they will definitely tell you;
  • a good option is to go to the suburbs, since the further from the sea, the cheaper (does not work in Patong).

And remember, rent for a year is 2 times cheaper than a month.

Villas

Renting a villa in Phuket is, in general, a separate conversation, although it is not much different from renting a house.

Yes, the class of the villa is much higher, and therefore the price, but the villa is usually rented by a large company, and it even turns out cheaper.

You can rent villas on the seashore or in the interior of the island. Typically, villas are built on open hills, offering breathtaking views of the bay. This option will be cheaper due to its remoteness and if a pool on the cottage’s territory is enough for you, you can choose this option, otherwise choose a villa by the sea.

Editorial discount on rental housing

Promo code - SMART TOURISM.

Pros of this company:

  • Russian speaking manager;
  • an excellent selection of premium housing at the lowest price in this price category.

If you have any questions, add us to our telegram community, where we will be happy to answer them.

I am often asked about inexpensive houses in Phuket. How much does the house cost? How to search? And how to shoot? In this article I will try to answer these questions as much as possible, give a detailed plan for renting houses in Phuket and describe all the pitfalls. You will learn all the ways to rent an apartment or house in Phuket for a long or short period of time.

The cost of houses and villas in Phuket depends on your requests, location, distance from the sea, number of bedrooms, availability of furniture, air conditioning and age of the rental property. In Phuket, house prices range from 10,000 baht per month to 200 thousand baht per day. For example, a small house with one bedroom without a living room for 10,000 baht will stand in a village, or in Thai in a muban, without security, fifteen minutes drive from the sea, with only the necessary minimum of furniture: a bed, a wardrobe, a table, chairs and, possibly , TV. The kitchen will not be equipped, so you will have to buy a refrigerator and stove yourself.

The main points about home furnishings that you need to pay attention to, and which always affect the cost.

1. Number and size of bedrooms. Everyone understands the formula: the number of bedrooms increases the cost, but keep in mind that barely squeezing in all three bedrooms between the closet and the bed is not very convenient. Therefore, a house with two spacious bedrooms for 15 thousand baht will be better than a house with three small ones.

2. Availability of furniture in the rooms. If your monthly budget is 15 thousand baht, and you plan to live for at least six months, it is wiser to find good options for houses for 10 thousand baht, buy a minimum of furniture, and save your receipts. In some cases, you can agree with the owners to leave the furniture in the house and offset its cost against the rental. Thus, an inexpensive new sofa will save you a third of the cost of rent per month.

3. Availability of air conditioners in bedrooms. Every home must have at least one air conditioner. It is usually located in the bedroom. In houses with several bedrooms ideal option It is considered that there is air conditioning in each bedroom. In the living room, air conditioning is usually replaced by fans.

4. Kitchen equipment. A refrigerator and a stove are some of the main parameters when choosing a home. Sometimes owners say that they have a kitchen in their house. In fact, it turns out that they consider a sink and a couple of hanging cabinets to be a kitchen.

5. Internet and telephone. Required condition. Although, if you do not enjoy the benefits of civilization, then there is no need.

6. Chips. Various amenities and amenities that allow you to brighten up your leisure time on long winter evenings: a small courtyard with palm trees, a barbecue, a cozy gazebo, stylish new furniture, an LCD TV, a gym or a swimming pool on the territory of the muban.

7. Security of the village. It's better if there is one. Cases of theft in houses occur much more often than in apartments. Usually at all entrances to muban there are barriers and guards who ask which house you are going to.

Finding houses for rent is a difficult and lengthy process. In order not to pull the cat by the tail, you need to clearly know the details of your dream home. Then contact an agency or search on your own.

4. If you have a period of two weeks to a month to look for real estate in Phuket, I recommend that you independently travel around the areas where you want to stay. Links to the area can be the proximity of the beach, shopping centers, place of work or school where your child will study. Houses that are for rent have “For rent” signs with the owner’s phone number. Call, arrange to view the house, make a decision - it's simple.

The cost of renting houses in Phuket is influenced not only by the comfortable interior, but also by the length of your stay. For example, the price per month for a three-month stay will be more than an annual rent. If you are ready to pay the entire amount at once, it makes sense to haggle a little. When concluding a rental agreement, read it carefully.

  1. For any length of stay, a deposit equal to one or two months' rent is required.
  2. Violation of the terms of the contract or its premature termination may result in the deposit not being returned to you.
  3. Read carefully what you will pay on top of the rent. In some houses, you receive separate bills for electricity, water, internet, telephone, cleaning or garbage collection within the village.

Renting inexpensive houses in Phuket involves spending your time and effort. If you decide to rent a property yourself, without resorting to the help of agencies, come to Phuket, book yourself a hotel or guesthouse for a couple of days and, taking a car, go around all the necessary villages. There is nothing complicated about it. Good luck!

If you are going on vacation for a week or two, then renting a home is not the most profitable option. Usually people are interested in renting housing if they plan to go to Phuket for a month or more. In this case, renting yourself can help save money (but not always). If you plan independent trip, then first you need to think about tickets, then take a closer look at the accommodation and compare it with what is offered at travel agencies.

As you understand, housing prices vary, and the cost is primarily influenced not by location, but by the seasonal factor. In addition, the cost depends on the size of the house, the number of rooms, how high-quality the furniture is, what equipment is available, etc. Issues such as charges for water and electricity need to be discussed in advance, since most often these costs fall on the shoulders of the client. During the season, the cost of housing is more expensive, but it all depends on the influx of tourists: if there are not many tourists, then home owners willingly make concessions and reduce prices, and if there is demand, then on the contrary they inflate prices, because they know that there will be a client in any case (not today, then tomorrow). A rather controversial point concerns prepayment. Many forums and websites advise tourists not to make an advance payment or look for accommodation upon arrival in Phuket. Prepayment is an interesting thing, but if you found housing on a trusted site or through trusted people you trust, then why not pay. Accommodation should be chosen on well-known sites with a good reputation and a large number positive feedback. Typically, the prepayment is no more than 20-30% of the monthly rental amount, and the rest of the money is paid on the spot. If you are asked to pay more, then it is better to refuse such an offer. Not only in Thai hotels, but also when renting housing, a deposit is practiced. The amount of the deposit may vary (usually it is set by the owner), but on average it is about 50% of the monthly rental cost.

It is difficult to judge the cost, as it is influenced by many factors, but within 10-15 thousand baht per month you should find something good. Of course, the closer to the beach, the more expensive the housing. In addition, when renting, pay attention to the presence in the house (apartment) of an air conditioner, stove, refrigerator, TV and other things you need. The better and more modern the housing is equipped, the higher the cost of rent. Swimming pools are usually found in villas that are designed for group holidays and their prices start from 30-40 thousand baht. On many forums, people find like-minded people, and then cooperate, chip in money and relax in luxurious conditions with a swimming pool and other amenities that are typical for elite holiday. This is how you can save money.

The important point is the conclusion of the contract. Usually tourists are negligent about this moment, they simply sign the papers and forget about it. But it's not always that simple. The contract provides for the rights and obligations of the parties, as well as their responsibilities. Signing an agreement means that all parties agree to its terms. Every year, Thailand is visited by a huge number of Russian-speaking tourists, which is why contracts are beginning to be concluded in Russian (and Thai). Whatever language the contract is written in, before signing it, you must be sure that you have fully studied it and made sure that there are no pitfalls in it.
